(CMHC, Genworth and Canada Guarantee) have announced that they will be increasing their premiums 
on March.17, 2017


Not all of the official rates have been released or confirmed yet, but we are expecting increases of anywhere 
from 0.40% to 1.15% depending on the downpayment bracket, source of downpayment (standard or 
non-traditional (borrowed) and if a specialty financing program is required for approval (new to Canada,

As of Oct.17 there will be a new mortgage rule for everyone wanting to get pre approved for a mortgage. Anyone who is putting less then 20% down will have to go through the "Stress Test" which means even though you may be getting an interest rate of 2.49% the bank have to pre approve you on the Bank of Canada’s five-year fixed posted mortgage rate which is 4.64% as of right now. Belw you will see the most recent realt estate stats for Edmonton. As you can see the average residential sales has gone up in the last month by 1.71% and from last year this time to this year this time has gone up 3.33% 

 

Inventory from ast year is up 11.14% so that means there are still lots of houses to choose from, there is tones on the market right now. 

 

With all the homes on the market means longer average for days on market. The average days on market right now is around 56 days.
